Fairfax, VA - A real estate investor sought to purchase a distressed condo for $180,000. The investor did not have cash for a down payment but owned another property free and clear. Through Restoration Capital, the investor was able to leverage the equity in the second property as a substitute for making a cash downpayment. Both properties were collateralized and the investor only paid the closing costs.
Loan Conclusion
The investor completed the rehab and sold the property for $220,000. By using a second property in place of a down payment, the investor was able to achieve a 100% return on the actual cash invested in the project.
