Woodbridge, VA - A real estate investor won the bid at a foreclosure auction to purchase a townhouse for $91,000. As required by most auction trustees, settlement had to occur within 10 days of the auction. Because banks usually require 30-60 days, the investor was able to obtain loan approval from Restoration Capital in 24 hours and settle in 5 days.

The investor updated the property (carpet, paint, wall repair) and sold the townhouse for $130,000 in six months. After financing costs, the investor made over $25,000 in profits.
